What is in a Track Record?

Cornum takes a sponsor-first approach to real estate investments, with track record being one of the key components that we evaluate.  So what is in a track record?  More than just numbers, it is the sum result of actions and decisions over time.  A sponsor’s track record reveals more than just returns – it tells the story of their evolution, resilience, and ability to create lasting value across market cycles.

When evaluating a sponsor’s history, Cornum Capital evaluates 9 pillars that we think drive track record

Thesis Evolution

No approach works forever.  Thesis evolution demonstrates a sponsor’s ability to learn and adapt.  Strong sponsors typically show a clear progression in their strategy, building upon past experiences while maintaining their fundamental investment principles.  For example, a sponsor may start in certain geographies or sub-markets, but are able to show gradual evolution as deal competition and market conditions changes.

Underwriting Standards

In the heat of a deal, it is easy for a sponsor to relax standards, omit details, or over-rely on any one datapoint.  The best sponsors understand prioritization of issues, maintain disciplined standards across market cycles.  Their underwriting should show evidence of conservative assumptions and detailed analyses, particularly regarding key value drivers such as liquidity events or value creation plans.

Market Cycles

Navigating market cycles provides crucial insights into a sponsor’s resilience.  Look for evidence of how they’ve protected investor capital during downturns and capitalized on opportunities during recovery periods.  Some critical time frames to consider.  Some of this can be global (2009 GFC, COVID and recovery), other aspects of market cycle can be very local (e.g.  submarket trends or business cycle correlation).

Leadership Transitions

Leadership transitions and team evolution indicate organizational stability and succession planning.  Strong sponsors build institutions rather than remaining dependent on a single key person, developing next-generation leaders while maintaining consistent investment principles.  New leadership can bring in a new strategic direction and change team stability.  Much institutional knowledge resides in experienced professionals, and meaningful turnover in key positions can create organizational shifts.

Investor Relations

Investor relations demonstrate a sponsor’s commitment to transparency and communication.  The best sponsors maintain open, proactive communication with investors during both good times and tough periods.  Cornum Capital assess a sponsor’s ability to maintain timely updates, tax reporting, minimize surprises and manage investors through the unexpected.

Financial Strength

Financial strength and stability become particularly important during market disruptions.  Cornum Capital examines how a sponsor has managed their balance sheet and whether they have maintained adequate reserves to support their portfolio during difficult periods.

First Access

The best deals are often never brought to market publicly.  First access to opportunities results from a sponsor’s market reputation and relationships.  Superior sponsors often see the best deals first and have preferential access to off-market opportunities through their industry networks.  We seek sponsors who are able to attract and identify quality off-market deals.

Enduring Relationships

Private markets is an endeavor that brings together valued capital partners, lenders, advisors Long-term partnerships, particularly those that have weathered market cycles together, suggest a sponsor who delivers on their commitments and maintains high standards of professionalism.
